Do you have any tips on how to prepare the home?

A little prep work goes a long way in preparing a property to be photographed.  The home should look clean and organized.  Putting away as many personal items as possible is the most important tip I can give you.  When preparing your home, think of a model home - just enough decorations and furniture to make it look inviting and nothing more.  You want the potential buyer/renter to be able to see the space, not your personal belongings.  Please use our Photography Checklist to help you prepare for the shoot.

Terms & Conditions

The following terms and conditions apply to all real estate photography.  Terms and conditions for commercial use vary with each specific need and will be included with the quote. Please read these terms and conditions carefully.  By scheduling for photography services, you are agreeing to the following:

An invoice will be emailed to you.  Payment is due upon receipt.

The Shoot

The agent or representative of the agent should be present at the shoot to give access to the home and to discuss any special considerations such as what should be included or excluded in shots.  Otherwise, all photos are taken at the photographer's discretion.


Unless specified, the standard shoot will include the front and back exterior and all rooms.  Multiple angles of the same room or area may be considered in the count of finished photos.  Closets and garages will not be photographed unless you give direction otherwise.


All properties will be shot AS IS. If the property is not properly cleaned or staged, the photographer will make a reasonable effort to angle the shots to create the best photographs possible.  The photographer will not be staging the home.  

Please provide your client with our Photography Checklist prior to the shoot and ensure the property is photo-ready at the scheduled time.


Images will be delivered electronically via Dropbox within 24-48 hours, unless otherwise specified.

Finished photos will be delivered in 2 JPEG formats. One sized and optimized for the MLS, and the other suitable for printing.


Rain / Weather Delay:  Due to the sensitivity of the camera equipment, we are unable to shoot outdoors when it is raining.  In case of inclement weather on the date of your appointment, please call Emily to discuss rescheduling options.  Appointment delays due to weather will not incur a cancellation fee.


Cancellations: I understand the ever changing world of real estate.  Please notify us of any changes or cancellations at least 24 hours in advance, and understand that any rescheduling will be based on the photographer’s availability.

Cancellations within 24 hours will be subject to a $50 cancellation fee.


Photo Rights and Usage

Images provided, including community photos, are licensed to the Client as follows:


Images may be used in print and electronic form, exclusively for the marketing of the specific property for which services were provided.  Any usage of the images beyond the marketing of the specific property, including usage on other listings or for agent marketing, is strictly prohibited unless approved in writing by Emily Jarrett. 


If you wish to use images taken by Visual Vero for agent marketing (including personal websites), calendars, client gifts, or any other medium, you will need to obtain a written release. 


Photo credit must be given in videos, books, magazines, newspapers, property websites and other advertising media when applicable. 


This license expires after the property sells or if the property changes brokers/agents.


This license is non-transferable. Any usage of the photos by a third party, including but not limited to other agents, architects, builders, stagers, designers, sellers, or buyers is prohibited.  If a third party would like to use the images, please have them contact us directly.


All rights pertaining to the photographs are owned by Visual Vero Photography and protected by United States Copyright Laws, international treaty provisions, and other applicable laws.  For more information on photographic copyrights, please visit
